Feilden Clegg Bradley Studios (FCBS) and Morris + Company are awaiting approval from Camden Council for a transformative £500 million redevelopment project near King’s Cross. This mixed-use district aims to rejuvenate the Camley Street and Cedar Way areas by replacing outdated industrial sites.

Project Overview

The redevelopment includes two key sites—the northern 0.5-hectare area designed by FCBS and the larger 1-hectare southern site designed by Morris + Co. Together, these plots will feature a mix of residential and commercial spaces.

Northern Site Features

  • Mixed-use building with heights varying from eight to 13 storeys.
  • Provision of 119 social rent homes in the upper levels.
  • Commercial spaces located on the ground floors.

Southern Site Features

  • A prominent 31-storey residential tower.
  • A nine-storey residential block.
  • A 13-storey office building.

This ambitious scheme aims to revitalize the area, replacing existing structures on both sites. Planning officers have noted that the development will make optimal use of the brownfield sites while being in proximity to King’s Cross.

Development Benefits

Although the project entails the loss of industrial space, it is expected to bring substantial public benefits. Planning officers have highlighted the importance of social rental homes as a significant advantage of this redevelopment, addressing urgent housing needs.
