Tree-Inspired Tower Revives Waterfront Station Project
Cadillac Fairview, a prominent Canadian real estate developer, is revitalizing plans for an office tower at Waterfront Station in downtown Vancouver. The latest design, conceptualized by James Cheng Architects, features a distinctive tree-inspired architectural style.

The proposed tower will stand at 416 feet and consist of 22 stories, offering approximately 417,000 square feet of floor space. This includes retail areas on the ground floor and high-quality office spaces above.
Location and Design Features
Located at 601 West Cordova Street, the new design draws inspiration from the area’s historical name, referred to by local First Nations as the “Grove of Maples.” The tower’s design elements mirror a tree, with a defined trunk and crown structure. This design strategy aims to enhance the building’s integration within its urban environment.
Community and Architectural Harmony
The trunk of the building will be elevated, preserving views toward the nearby harbor and mountains while minimizing the visual impact on historic buildings. This elevates the structure and allows for the creation of a public plaza at street level, replacing an existing surface parking area, and fostering a connection to Gastown.

Previous Designs and Timeline
Cadillac Fairview has worked on this project for over a decade. Initial design plans submitted in 2014 faced criticism and were ultimately rejected due to concerns about their impact on the heritage station. In 2020, a revised proposal was canceled before public consultation.
The new development permit application was filed in late November 2025. The City of Vancouver will host a public consultation until early March 2026, followed by evaluations from the Heritage Commission and Urban Design Panel later that month.

This project aligns with ongoing urban development plans in the Waterfront Station area. Angus Fairview aims to meet future office space demand, anticipating changes in market conditions before the project’s completion.
