Hotel to Revitalize Prime Derelict Land in Liverpool City Centre
A new hotel development is set to revitalize a long-vacant land in Liverpool City Centre. Premier Inn has announced plans to occupy the site previously known as Kingston House, which has sat derelict for several years.
New Development on the Waterfront
Located at the junction of James Street and The Strand, this site has a troubled history. Kingston House, a 1960s office block, was demolished, leaving the area empty.
Previous Proposals and Purchases
In 2017, the land was purchased for £2.75 million by West Quarter Limited, part of the Marshall group. Initially, developers proposed a luxury hotel to enhance the city’s iconic skyline.

Marshall CDP has previously worked with Whitbread on other projects, including a Premier Inn extension in Liverpool North. The planning permission for the new hotel was granted in April 2020, following the submission of a revised application for 168 guest rooms along with dining options on the ground floor.
Historical Context
The land has faced various challenges throughout the years. In June 2014, a temporary park was installed, but conflicts arose over land use restrictions. The land was also operated as an unauthorized car park, which was eventually shut down in November 2017.
