Nobu Bellevue to rebrand Avenue Bellevue towers, open 2027 restaurant

Nobu Bellevue is set to rebrand Avenue Bellevue’s two residential towers as Nobu Residences and open a 10,000-square-foot restaurant in downtown Bellevue in 2027. For residents and buyers in the $1 billion-plus project, the change adds a luxury brand with a global footprint to a development just north of Bellevue Square.

Shawn Katz calls it a game changer

Shawn Katz, president of Silverstein Capital Partners and the executive overseeing Avenue Bellevue for owner Silverstein Properties, called landing Nobu a “game changer.” He said, “Bellevue has really emerged as a global destination for business and luxury entertainment, and so Nobu was focused on the market.”

He also said, “We both really wanted to do this at the same time and ultimately their vision was much aligned with ours. So it’s really a win-win for all of us.” Silverstein entered a business agreement with Nobu, but did not disclose financial details.

Nobu Residences in downtown Bellevue

The Bellevue deal gives Nobu its first residential opening in the United States. It also sets the company’s first Nobu restaurant in the Pacific Northwest, with the 10,000-square-foot space slated to open in 2027.

Avenue Bellevue already includes two residential towers, the 208-room InterContinental Bellevue and about 80,000 square feet of retail. The condominium component totals 365 units ranging from 959 to 4,725 square feet, with listed prices from $795,000 to $16 million.

35% sold since March 2025

Roughly 35% of the residences had sold since sales launched in March 2025. That leaves a large share of the inventory still available as the project adds a branded name to the towers.

Residents are not expected to see a dramatic change to their homes. Nobu will likely upgrade common areas and bring significant hospitality improvements to the buildings, while its global ecosystem includes priority reservations at Nobu restaurants worldwide and discounted access to Nobu hotels and properties globally.

Nobu was co-founded by actor Robert De Niro and chef Nobu Matsuhisa, and the company has more than 50 restaurants and several dozen hotels worldwide. For Bellevue buyers, the immediate shift is not in private units but in the brand attached to the address and the services wrapped around it.
